The Project
Important Features:

* Farmhouses in Peerumedu Taluk in a high tech farm complex – numerous, independent state of the art farmhouses combining high tech dairying with international standards, eco-friendly tourism and organic plantations in an exquisite location.
* Each independent farm house will be owned by the investor (the land will be registered in the name of the investor) which will be managed by Milgram Dairy India Limited, a public limited company, which will be incorporated with the shareholding of the investors or the investor himself with the help of Milgram.
*An independent farm house will have a minimum of 1 hectare (approximately 2.5 acres) of land, a farm shed, farm equipments, 10 high breed cows or heifers and a vermi compost unit. The minimum investment required to get the so called farm house is Rs.17.75 lakhs only. An investor can opt for big sized farms and extra facilities like gobar gas plant, cottages etc.
*Presently, the entire land is filled with tea and growing trees. The tea will be converted to organic and a part of land will be utilised for fodder cultivation and floriculture.
*All input services like world-class veterinary hospital, feeds etc. will be provided by Milgram and milk, tea and other outputs of the unit will be purchased and marketed by Milgram. Attractions


Other set ups at the complex would include:
*A luxurious guesthouse and club house with all modern amenities for holiday stay/visit of owners would be set up in the complex.
*A reporting package whereby the owners can evaluate the performances of their farmhouses through reports made available via the internet. Thus, an investor can have the complete picture of the operations of a farmhouse on a daily basis even while being in a different state, country or even a continent. The package would be designed in such a manner as to be user friendly and to provide even the most detail of information. The package would also offer online interaction with the concerned supervisors to obtain direct information and to put across inquiries on the operations.
* Heifer units would be developed through selected identified persons so that a fine breed of cattle can be developed at the farmhouse itself.

*Revenue from sale of milk produced by Milgram at competitive prices.
*Revenue from sale of tealeaves: (picked from the tea estate would be processed at the tea factory in the complex and marketed under the brand name of Milgram.)
*Revenue from pepper: The pepper produced in the project area assures additional returns for the investor. Ancillary Revenue Generation Activities
*Vermi Compost Unit: Milgram would market the vermi compost generated at the numerous farmhouses under a trade name. Will have high profitability.
*Floriculture and Herbal Garden – there is a high export potential of cut flowers.
*Letting out income from cottage: The complex being situated in a prime tourist location offers immense potential for generating income from letting out of the cottages. Milgram would advertise the concept of 'Farm Tourism' in order to make this a grand success.
*Revenue from Gobar Gas generated at the gobar gas plant
*Value appreciation of growing trees with passage of time.
Investment perspective *Returns: The investor can expect a reasonable return on his investment since the project ensures revenue from various sources.
*Risk: The project is risk free since the substantial investment is in property which is acquired at a low price now when compared to current market prices. The investment in cattle and other assets will be fully insured which will avoid any risk in connection with this.

*Resaleability: The dairy unit would be easily resalable in market. The company is also providing buy back option to the investor.

Terms and Conditions

1. Once alloted and agreement signed, the prices won't change.
2. The Project area cannot be used for other purposes other than running a dairy farm.
3. Each and every shareholder will have the right to use the common facilities available in the Milgram Dairy Valley.
4. Milgram envisages the Project as a well-managed Dairy Farm. The shareholder has to abide by the conditions of management, which is favorable for both.
5. The Company reserves the right to accept or decline any application.
6. The Purchaser will have to bear the other expenses including local taxes, service tax, sales tax etc.
7. All payments should be made in favor of Milgram Dairy Valley Project, payable at Kochi.
8. All legal issues are subject to Kochi jurisdiction only.
9. Payment Schedule
15% of the total contract amount has to be paid initially at the commencement stage of the project. 60% of the amount has to be paid at the time of the registration of the land. Balance 25% should be paid during the completion of the project.
