The Franchisee will be authorized to obtain advertisements and collect advertisement charges (on behalf of PIK Websites Group) from the advertisers in the four websites (includes the advertisement charges for "Cyberstalls" in Cyber Property Show). The advertisement charges may be forwarded to PIK Websites Group as crossed cheques / DDs in favor of PIK Websites Group, payable at Kochi or as money transfer into PIK Websites Group bank account at SBT, Ravipuram, Kochi. This presents an excellent income opportunity for the franchisee as 20% of the income will be considered as the commission amount and will be paid back to the franchisee. Apart from this, if the franchisee is already into realty business, this will be a great opportunity to improve upon their business in various ways. 4. We intend to have several franchisees from all over Kerala and even outside Kerala. We will also have 3 Zonal Franchisees for Kerala - North, Central and South. Their responsibility is to collect and forward information on property deals such as sale / rental / lease etc. of property in each zone. The other franchisees will have the rights to procure advertisements in the form of Cyberstalls for our website Cyberproperty Show and also general advertisements for our websites Property in Kerala, Property in Kochi & PIK Directory. 5. Real estate agents, Courier firms, Marketing companies, Cybercafes, Computer institutes etc. can easily take up the franchise as this business smoothly merges into their existing business structure. 6. Individuals possessing the required infrastructure (mentioned below under the section requirements to be met by franchisees) can also take up the franchise. Here, this opportunity can be considered as a part-time job and can be efficiently carried out by taking assistance from subordinate staff. 7. Since the objective of the project is to generate e-business opportunities for the franchise network, franchisees will have opportunity to offer value added services to their clients like printing, scanning, e-mailing, web cam conferencing and internet browsing. As an inaugural offer, to join our venture on a trial basis, we would give all eligible firms / individuals, facility for a trial franchisee-ship for the payment of a nominal amount of Rs. 1,000/- (this non-refundable amount will be utilized by PIK to provide the franchisee with the required business promotional material such as CDs, brochures, visiting cards, regn. forms etc.). After a trial period of 3 months, if the individual / firm wishes to continue the franchisee-ship, they can do so by signing an agreement with Property in Kochi and paying a sum of Rs. 10,000/-. This non-refundable amount will be valid for a period of 1 year, after which a fresh MOU will have to be signed with PIK. PIK will be organizing periodic business promotion programs on our websites at Kochi which the franchisee can attend, free of cost. Please note that 20% of the income generated towards advertisements on the PIK websites will be considered as the commission amount and will be paid back to the franchisee. 10. A modest projection of the approximate monthly income a franchisee can generate from the PIK sites is shown in the following table. If the franchisee is able to continue collecting advertisements at a similar pace in the subsequent months, the franchisee should be able to generate a total sum of Rs. 60,000/- at the end of 6 months of which at least Rs. 40,000/- will be profit (as indicated in the tables shown above). PIK will ensure that the popularity of the PIK websites increase in a steady manner through various means. This assures that the income of the franchisee can only increase with the passage of time. Responsibilities of the Franchisee: 1. Collecting details of property related matters (sale / rental / lease etc.) in the district (in case of District Franchisees) of their jurisdiction for the Property in Kerala website and Cyberstall registrations (advertisements) for the Cyber Property Show website. In case of ordinary franchisees, they will have the rights to procure advertisements in the form of Cyberstalls for our website Cyber Property Show and also general advertisements for our websites Property in Kerala , Property in Kochi and PIK Directory. 2. Will have to forward updated information for the websites once a week via email to our Property in Kochi office, situated at Kochi. The data provided shall be uploaded onto the respective district webpage &/or cyberpropertyshow, depending on the requirement. In case of district web pages, the franchisee should be able to collect data concerning various realty deals from various sources on a daily basis and forward the same to the PIK office via email (as a MS Front Page document) once a week. This will ensure that the Property in Kerala website is kept up-to-date. In case of Cyberstalls, the preparation of the Cyberstall Page (including the design and layout) along with the approval of the advertiser should be done by the franchisee, prior to forwarding the same via email to the PIK Office. There is a format to be signed and sealed by the advertiser which should also be sent to the PIK office. It it the responsibility of the franchisee to be in touch with the advertiser of the Cyberstall on a monthly basis in order to collect the updates with regard to their advertisement in the Cyberstall. Each Cyberstall is valid for a period of 6 months after which it is to be renewed by paying the required subscription amount. The benefit of these renewals also will go to the concerned franchisee if he is constantly collecting and forwarding data required for updating from the concerned Cyberstall advertiser. Weekly updating of the respective WebPages which have been provided by the franchisees is mandatory to ensure that the contents of the website are up-to-date. 4. "PIK Websites Group" will have the authority to terminate services of the Franchisee (with one month's prior notice) and replace them, if their services are found defective and/or if they are found to be involved in malpractices, misusing the responsibility entrusted to them by PIK Websites Group. PIK Websites Group also has the rights to alter and/or modify the terms and conditions of franchise (prior to signing of agreements), based on the guidance from the PIK legal advisor. Requirements to be met by Franchisees: 1. Should have an existing business with at least 2 years reputation and an office in an area in the district which is easily accessible by customers. 2. Should have facility to make quick data entry and forwarding (via email to the PIK Office at Kochi) with respect to the data and / or webpages to be uploaded on the PIK Websites. 3. Should have own land phone as well as mobile phone connections and internet facility. 4. Should access the PIK Websites periodically and convey their views on these websites and their operations. The feedback given will help us in upgrading and modifying the websites, thereby ensuring the success of the websites. 5. Should attend at least one of the introductory programs being organized by the PIK office periodically at the Kochi and sign an agreement with the PIK authorities.
